Question: I have an IRS tax lien and poor credit. My income is over $63,000 a year and I want apply for a home loan..do ?
I am paying $1675 for rent and I’d like to try to put this toward the purchase of my own home. I live in San Diego California..any tips?
Answer: If you can’t qualify for regular financing, you can see about seller financing called different things in different states like deed for trust & land contract (LC) though you will have to have a larger down payment and possibly a shorter term. Bought a home with $10,000.00 down and seller financing for 7 years this way with he balance due in the 7 years which is when I will get a regular mortgage. A good site to check out is Owner Will Carry. http://www.ownerwillcarry.com & join the Yahoo Group, you will see it on the main page. Lotsa info there and listings by state. Some sellers will do 30 year financing. I am thinking with the credit squeeze in our current economy now that more sellers will offer seller financing. Remember though that your options will be limited since it would not be regular financing, so maybe be open to a fixer upper home. Good luck!

If a realtor says s/he has no seller financed homes or will not even give you the time of day, move on & sooner or later someone will. I contacted many sellers on Craig’s List when we were looking and if you know what kind of down payment and monthly payments you can do, many will talk. Just make sure it’s done legally! A LC should have an actual closing just like a regular mortgage and that will usually be the buyers financial responsibility to pay for. Here in Michigan closing was only $250.00.

Question: Regarding US citizen retireing to a free world country.?
If a US citizen who is now retired & drawing SSSA & a military retirement decides to retire to a free world country ie; Philippines, my question is this. Are those annuities still subject to Federal Income Tax as well as CA state taxes?

I would suggest that you consult a tax attorney near you or try and speak with someone in the IRS to be sure.
